Sunshine Coast

The Sunshine Coast is a very popular holiday destination for those looking for a more relaxing, less active holiday than offered by the Gold Coast and because of this preference, many who holiday there tend to want to invest there.  Until recently, the underlying fundamentals haven't tended to support the likely prospect of significant growth and reliable rent yields in the same way as they have for the rival Gold Coast.

However, over the last 4-5 years the market has changed significantly. Population growth has picked up again. There are more young persons migrating to the Sunshine Coast than previously due to the shortage of quality, affordable land around the middle and outer regions of Brisbane and due to the promise of better transport for commuters. This has lead to an increase in the number of tenants and caused rents to rise.

All areas have shown growth in line with South East Queenslands general strong growth over the 3-4 years prior to 2008, with Noosa no longer being the star performer. As there are now several different areas, each with their own self-supporting infrastructures, the growth tends to be well spread along the whole of the Coast.

Presently, the market is a little oversupplied and has been affected more than the larger cities like Brisbane and Melbourne by the global credit crisis, so presently is not a recommended region.

However, if there is another compelling reason to invest on the Sunshine Coast, the preferred option for all investors is a Land and House package.
